NYC Property Owners & Real Estate Investors
Protect Your Investment. Understand Your Options. Plan Your Next Move.
Thousands of New York City properties are approaching the expiration of valuable property tax incentives. For some owners, the resulting increase in operating expenses could significantly affect cash flow, property value, and long-term investment performance.
The Property Preservation & Tax Transition Program™ helps owners evaluate their financial exposure and explore potential strategies for preserving their properties, restructuring their investments, pursuing eligible affordable housing opportunities, or preparing for a strategic sale.

Annual cash flow is before income taxes.
NOI = gross rental income − operating expenses excluding property taxes − property taxes. Cash flow = NOI − annual debt service. Tax increase = projected property taxes − current property taxes. Monthly increase = annual increase ÷ 12.
NOI change = projected NOI − current NOI. Illustrative value change = NOI change ÷ (capitalization rate ÷ 100). Debt-service coverage = NOI ÷ annual debt service. A positive debt-service amount and capitalization rate are required for their respective ratios. Your current value is a supplied reference, not an official valuation. Expiration date is informational; no proration is applied.
Blank or invalid amounts remain unknown. No income taxes, financing changes, rent growth or changes to other expenses are assumed.
Estimates only—not official tax assessments, valuations, professional tax advice, or a determination of eligibility. Projected tax amounts and capitalization rates are your assumptions and require professional verification.
